Amerald Land – Our Vision Towards 2030

The long-term business plan is established, named 'tomorrow future 2030' . Aiming to achieve strong growth and profitability for the Amerald Land Group, short term and medium term plans are developed, initiatives are accelerated to strengthen the competitiveness of our domestic markets. Regional operations has been setup to align our plan to push forward. Subsequently, the business development team has achieve strong advances in the area of regional expansion for the first five years of the plan with the resilient support from the project and operation team.

Since the formulation of 'tomorrow future 2030' , the economic environment in Singapore has undergone tremendous changes. Growing recognition of diversity, the increasing export pressure from the regional countries, slowdown in China consumption, volatility of oil prices, has resulted in diverse change in society, work and lifestyles. The property measurements implemented globally and the gradual rise of interest rates create even more uncertainties among the global economies.

Prudently optimistic, keeping all the challenges in mind, Amerald Land established the new medium term plan from 2024 through 2030, 'tomorrow future 2030' , to ensure continual growth in the company and always giving values to our buyers and investors.

VISION FOR THE NEXT PHASE

Amerald Land aims to create greater value and grow steadily in South East Asia. For global market, it will continue to look out for core investment opportunities.



KEY TASKS

To achieve our vision for the next decade, we are working to create value by implementing three strategies: customer-focus management, investment model innovation, and internal quality improvement of our Group management.

In Singapore, the Group will pursue investment model innovation to adapt to the ever changing customer needs and property trends by providing not only new builds, but also shifting towards the area of core and value add investments. Ideally, by 2020, there will be a good balance of investment and recurring income.

By evolving from a real estate provider to a business and lifestyle solutions provider, we further increase our competitive position.

For overseas, aiming to achieve dramatic growth, in the residential, commercial and hospitality area, Amerald Land will capitalise its capability as a comprehensive developer with the support of the local service providers who know the markets in their respective countries to build a highly stable portfolio with abundant growth potential.

GROWTH STRATEGIES

I) CREATE MIXED NEIGHBOURHOOD

We will maximize the value of our development plan by utilizing the Group's strengths in capturing business opportunities, creating development concepts and advancing business. To achieve this goal, we will make optimal use of our customer and associate base.

We aim to generate new demand by evolving our 'Quality Living' initiatives, promoting mixed-use developments that combine a wide array of functions, and further advancing efforts to combine facilities and services to enhance customer satisfaction. Concurrently, we will create attractive mixed neighbourhoods that serve as a melting pot for people, information, and investment from around the regions.

In addition to the existing plan, the Group is aggressively working to capture new business opportunities in high-potential locations.



II) NEW ENTRY TO THE HOTEL AND RESORT BUSINESS

To capture the increased business and leisure-related demand generated by the maturing society and the opportunities presented by the rising numbers of inbound workers to South Eastern of Johor, we aim to develop and increase the number of hotel rooms operated by the Group to 1,800 in 2020. At the same time, we are working to develop a seafront living resort and other sites into Johor's popular spot for business and leisure destination.




III) EVOLVEMENT IN THE RETAIL AND INDUSTRIAL BUSINESS

We will evolve this business to go beyond merely building industrial space to facilitating comfortable, efficient business activity for clients. We are strengthening initiatives aimed at being a business partner that helps solve our customers' problems.







IV) STRENGTHEN THE COMPETITIVENESS OF THE RESIDENTIAL DEVELOPMENT

Amerald Land will steadily advance its pipeline comprising mainly premium boutique urban redevelopment projects. Simultaneously, we are planning products to meet increasingly diverse and sophisticated customer needs related to multi-Gen homes, universal design and elderly-friendly facilities.

In Singapore, with the implementation of government policies to cap the rising of property price, and increase in housing loans interest rates, global housing market has been quiet with thousands more supplies to be released into the market. This presents an opportunity for Amerald Land. Primarily in the areas related to increasing number of distressed housing, land or rental backed buildings. It offers an opportunity to rebrand, restructure and reselling it.

In addition, we are working to offer one-stop services that spans the Group housing business and to seamlessly provide diverse products and services related to living. By doing so, we will evolve this business to be more service-oriented and thus seamlessly capture and meet diversifying housing-related needs.

V) MULTI-GEN HOMES

Multi-generational homes define as specially designed homes that can accommodate ageing parents, working children and growing grandchildren under the same roof. With tighter household budgets, married children moving in with their parents to take care of the elderly, creating homes intended for such families to respond to this shifting demand.

Multi-Gen designs offer a separate entrance, living space, bathroom and kitchenette, with a common entrance to the main house. Privacy is provided to the occupier, yet staying under one roof. Dual rental income can be achieved as separate units can be rental to two different tenants, giving the best of both world.

Being a first mover, Multi-Gen concepts will be redefined and implemented into our upcoming residential and resort project overseas.

VI) GROWTH IN THE OVERSEAS BUSINESS

Leveraging on our development and construction capabilities in Singapore, Amerald Land will look for strategic partners to achieve further growth by building on the existing platform.

In Asia, we will ride on the wave of rapid growing demand for quality housing and expand steadily amid the changes of business environment. Amerald Land will continuously explore for profitable business opportunities to build a stable and sustainable business for our stakeholders.
