PILLARS OF QUALITY LIVING
1. INCREASING VALUE OVER TIME
Home owners and investors always look for property which has the potential to increase the value over time, while occupying. To ensure it does maintain or appreciate its value, the background work begins even before the land is acquired. The land is handpicked in the best location with vigilant feasibility study conducted to give the highest possible capital appreciation with consistent rental yield.
Local supply and demand, aesthetic, functionality and maintenance of the physical structure are functions of property prices which in turn impacts value. The reason that land is an appreciating asset is because it is limited in supply. The demand for land is constantly growing as the population increases and since the supply is limited, the price must increase over time. .
Vast experience and proven strategies are essential to understand how enhancement of physical structure over the land, location and future prospects of land values influence the property returns. To make that prudent decision between competing assets, Amerald Land conducts detailed feasibility studies on the land parcel, making sure that the project is viable, adhering to the strict framework set by the investment committee. Thereby, "Increasing value over time" is our first pillar that supports our "Quality Living".
We don't create demand, we only invest where the demand is.
2. ENHANCEMENT IN SMART LIVING SPACES
The design philosophy to develop smart yet functional space is underpinned by a set of factors. Our enhancement in design process and space planning improve lives and enhance places.
In Amerald Land, all staff are creators of their own. By constantly asking questions, by pushing the boundaries to stay on the cutting edge. Whether in understanding how buildings affect the human experience, discovering the latest energy efficiency strategies, or finding the most innovative and sustainable building materials and technologies, our curiosity allows us to develop smarter living space for you.
Partnering with academics and other experts, our project team and consultants are always at the forefront of breaking new grounds. The design of a building or interior space can have an enormous impact on human health, thoughts and actions. Every design element, from interaction with natural views, light and sound, the height of work surfaces, the layout of living room areas, and community connectivity can affect our mental, emotional, and physical well-being. The development team needs to be equipped with the latest and most rigorous knowledge to create positive human experiences.
We focus on People First, rather than the design. All built environments influence their users. Design that puts people first can enhance human health, work and creativity. A more holistic understanding in built environment impacts physiology and psychology. It can drive significant returns in productivity and performance.
3. OFFERING LONG-TERM PEACE OF MIND
Our goal at Amerald Land is to build homes that last. The only way to do this effectively is to put our building through rigorous testing, like most products. Buildings in general are the most complex products available on market, and typically are an owner's biggest asset, so they should be assessed and tested as other products.
Material used for our development are verified by the respective specialist who run blower door tests, and thermal imaging cameras to properly diagnose the performance of a building. Our development are tested throughout the building process to ensure our stipulated performance is being met before progressing to the next phase of construction. We constantly use infrared testing equipment to ensure there are no gaps, cracks, and leaks in the building.
In-house assessment checklist is established to ensure things get done properly throughout the construction process. The in-house checklist is a simplified version adopted from the Building and Construction Authority of Singapore's (BCA) Construction quality assessment system, CONQUAS, which is customised to our individual project requirements.
It is our dedication to quality, drive to provide a better development that allow us to offer our clients a peace of mind on their home.
Beyond that, we have third party accessors to rate our homes, and quality of workmanship. Our residential development in Singapore, named Gaia, which is awarded with the highest accolades, Greenmark platinum, by BCA and the first to use recycled concrete aggregates for residential development in Asia, is tested by a third party accessor. For this development, the assessment is carried out by BCA. Every unit is awarded with a 'Quality Mark' certificate to resemble high quality workmanship. They perform many of the same tests we've done, but provide third party accountability and uses third party checklists to inspect every unit to a finer detail than local building codes dictate. This third party accessors' certification provides you with a piece of mind. There are several certifications that we use to provide a quality assurance that your home is built to a very high standard which will add value to your property valuation in future.
Build with a perspective of 'long term peace of mind'
The expected life of many apartment buildings is relatively short - not more than 50 years or so - yet many buildings over 100 or even over 200 years old are still solid. How to build housing that can last for long period and yet sturdy?
- Use good-quality, durable materials suited to the climate. Some materials corrode in wet weather. Others may worsen in hot sunlight. Some are likely to fail after a period under any conditions, because they are not meant to last. Usage of proper materials can make a huge difference as to how long a building will withstand.
- Choose materials and construction techniques that are low-maintenance. There are many process that will weatherproof various materials, but some are toxic (poisonous), and most have to be continually renewed, like varnish on a wooden floor. Careful selection of materials that are naturally weather- and insect-resistance cuts down on the possibility of damage, and also on the expense of upkeep. Although truly durable, low-maintenance materials may be more expensive to buy on the onset but, they often save money in the long run because of low maintenance costs.
- Employ smart high-quality construction techniques. The more solidly and competently a building is put together, the more likely it is to last. At Amerald Land, we dont compromise on the quality of construction development in order to save money on repairs later.
Pay attention to the use of the material, workmanship and construction process; Careful planning and analysis when the building is being designed can add many years to its life. Implementing adaptive quality control system and having the right partners working with us, allows Amerald Land to always offer our home buyers and investors a long term peace of mind for all our development projects.
